Job Description: Procurement Manager / Construction Buyer – Residential Developments

We are now seeking an experienced Procurement Manager / Construction Buyer to join our commercial team and contribute to sourcing the materials, plant, and supplies needed to build future homes and communities.
Overview of the Role:
Reporting to the Commercial Management Team, the Procurement Manager / Construction Buyer will play a key role in ensuring the efficient and cost-effective procurement of materials across multiple residential projects. You will collaborate with Quantity Surveyors, Contracts Managers, Site Management teams, and suppliers to deliver quality resources on time and within budget.
This role is perfect for someone with a strong background in construction procurement, excellent negotiation skills, and the ability to manage procurement activities that directly support effective cost control and project delivery.
Key Responsibilities:

Procurement & Sourcing:
- Manage the procurement of construction materials, plant equipment, and site consumables for residential developments.
- Obtain, analyze, and evaluate supplier quotations to achieve competitive pricing, quality, and service.

Supplier Management & Negotiation:
- Build and maintain strong relationships with manufacturers, merchants, and subcontractors.
- Negotiate prices, delivery schedules, and commercial terms with both existing and prospective suppliers.

Collaboration with Internal Teams:
- Work closely with Quantity Surveyors, Contracts Managers, and project teams to align procurement activities with budgets and delivery timelines.
- Identify opportunities for value engineering and recommend alternative materials or suppliers that ensure quality while reducing costs.

Process Management:
- Raise and manage purchase orders while tracking deliveries to ensure timely supply to construction sites.
- Coordinate with site teams to address material shortages or resolve delivery issues promptly.

Market Analysis & Record Management:
- Monitor material trends, availability, and cost fluctuations to identify savings opportunities.
- Maintain accurate procurement records, supplier databases, and purchasing documentation to support operational transparency and compliance.

Governance & Compliance:
- Ensure all procurement activities adhere to company procedures, sustainability goals, and commercial objectives.
Candidate Qualifications and Requirements:

Ideal candidates will demonstrate:
- Proven experience as a Construction Buyer or in a Procurement Management role, specifically within the construction industry.
- Comprehensive knowledge of residential construction methods, materials, and supply chains.
- Strong ability to interpret construction drawings, specifications, and material schedules.
- Excellent commercial acumen with a solid understanding of cost control and procurement processes.
- Exceptional negotiation skills and expertise in managing supplier relationships.
- Highly organized and detail-oriented, with the ability to manage multiple procurement streams simultaneously.
- Strong collaboration and communication skills for seamless teamwork between internal and external stakeholders.
- Proficiency in Microsoft Office Suite and familiarity with construction procurement software systems.
