Job Title: Project Manager – Residential Construction

Key Responsibilities

As a Project Manager, you will take responsibility for the planning, coordination, management, and successful delivery of residential construction projects from pre-construction through to completion and client handover. Key responsibilities include:

  • Taking full ownership of residential construction projects from commencement to completion and handover.
  • Developing and overseeing detailed project plans, programmes, and schedules to meet milestones within set timelines.
  • Leading and managing multidisciplinary site teams, including Site Managers, Engineers, Foremen, Quantity Surveyors, subcontractors, and suppliers.
  • Ensuring that all projects are delivered safely, efficiently, and in adherence to Irish building regulations, health, safety policies, and quality standards.
  • Monitoring project performance and implementing corrective actions to address delays or deviations.
  • Managing project budgets to control costs and maximise commercial performance in collaboration with Quantity Surveyors.
  • Coordinating with all project stakeholders such as clients, architects, engineers, local authorities, utility providers, and design consultants.
  • Chairing progress meetings and providing senior management with regular project updates, including programme status, risks, costs, and resource requirements.
  • Overseeing procurement activities to ensure timely availability of materials, labour, and plant.
  • Reviewing Risk Assessments, Method Statements (RAMS), and other project documentation.
  • Driving a positive health and safety culture across all project sites.
  • Managing project close-out stages, including snagging, commissioning, documentation, and client handover.

Qualifications

The successful candidate will bring a proven track record of delivering residential construction projects on time, safely, and to the highest standards. Specific qualifications include:

  • A degree in Construction Management, Civil Engineering, Quantity Surveying, or a related discipline.
  • Extensive experience in managing residential construction projects with a main contractor.
  • A comprehensive understanding of Irish building regulations, planning requirements, and construction methodologies.
  • Strong project planning, programming, and budget management skills.
  • Demonstrated expertise in managing diverse and multidisciplinary project teams, as well as multiple subcontractors.
  • Outstanding leadership, decision-making, negotiation, and problem-solving abilities.
  • Excellent written and verbal communication skills with the ability to manage multiple stakeholders effectively.
  • Robust knowledge of Health & Safety legislation and quality control processes.
  • Proficiency in Microsoft Office and construction management tools or software.
  • A full, clean driving licence is required.

Day-to-Day Activities

  • Oversee and guide day-to-day on-site operations for multiple residential construction projects.
  • Supervise, mentor, and support site teams to ensure smooth project execution.
  • Monitor project schedules and budgets, managing adjustments to meet deadlines and objectives.
  • Conduct regular risk assessments, ensuring strict adherence to safety and compliance protocols.
  • Coordinate with clients and stakeholders to maintain alignment and address concerns.
  • Collaborate closely with the Contracts Manager and senior leadership to provide progress updates and resolve project challenges.
  • Ensure all construction activities meet the specified quality, contractual, and regulatory standards.
  • Maintain and foster open lines of communication with subcontractors, suppliers, and in-house teams to streamline operations.
